SUBSTITUTED TRUSTEE’S NOTICE OF SALE

STATE OF MISSISSIPPI
COUNTY OF Pearl River

WHEREAS, on the 28th day of July, 2006, Tiffany Jefferson, executed and delivered a certain Deed of Trust unto William H. Glover, Jr., Trustee for Wells Fargo Bank, N.A., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Pearl River County, Mississippi in Book 1299 at Page 160; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. Bank National Association, as Trustee for Citigroup Mortgage Loan Trust 2006-WFHE3, Asset-Backed Pass-Through Certificates, Series 2006-WFHE3 by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1666 at Page 4476 Instrument# 201502659; and
WHEREAS, on the 15th day of April, 2015 the Holder of said Deed of Trust substituted and appointed Emily Kaye Courteau as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1666 at Page 6051 Instrument# 201503223; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 15th day of December, 2021, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the front door of Pearl River County Courthouse facing Main Street, 200 South Main Street at Poplarville, Mississippi, for cash to the highest bidder, the following described land and property situated in Pearl River County, Mississippi, to-wit:
Begin at the Southwest corner of property conveyed to T.G. McClendon by deed dated June 22, 1953, recorded in Book 101 on Page 137, of the Land Deed Records of Pearl River County, Mississippi; thence run East 208.5 feet along South boundary of said McClendon property; thence run South 104.5 feet; thence run West 208.5 feet; thence run North along East right of way line of Old U.S. Highway No. 11. 104.5 feet to the place of beginning, being a parcel of land bounded on the North side by land of T.G. McClendon, on the East by lands of Robert Gordon Williams, on the South by land of Herma P. Smith, and on the West by U.S. Highway No. 11 as the same was established and maintained on the date of October 19, 1953. The land conveyed hereby being in the NE 1/ 4 of Section 31, Township 2 South, Range 15 West, Pearl River County, Mississippi.

I will only convey such title as is vested in me as Substitute Trustee.
