PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on August 25, 2008, Kenneth R. Kelly, a married woman and Della Lee Kelly, executed a certain deed of trust to Patriot Title, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for NOLA Lending Group, LLC which deed of trust is of record in the office of the Chancery Clerk of Pearl River County, State of Mississippi in Book 1453 at Page 23; and WHEREAS, said deed of trust was transferred and assigned to Standard Mortgage Corporation and dated January 5, 2023 and recorded in Book 2023 at Page 184 or as Instrument Number 2023000184 of the aforesaid Chancery Clerk’s office; and WHEREAS, Standard Mortgage Corporation has heretofore substituted Kent D. McPhail as Trustee by instrument dated January 5, 2023 and recorded in the aforesaid Chancery Clerk’s Office in Book 2023 at Page 188 or as Instrument Number 2023000188; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Standard Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale. NOW, THEREFORE, I, Kent D. McPhail, Substituted Trustee in said deed of trust, will on February 22, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East front door of the County Courthouse of Pearl River County, Mississippi, located at 200 South Main Street, Poplarville, MS, to the highest and best bidder for cash the following described property situated in Pearl River County, State of Mississippi, to-wit: All that certain piece or portion of ground, together with all the buildings and improvements thereon, and all of the rights, ways, means, privileges, servitudes, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in Pearl River County, Mississippi, more particularly described as follows, to-wit: Lot 9 in Block “B” of the Stewart’s Suburban Addition adjacent to the City of Picayune as per official plat now of record in the Office of the Chancery Clerk of Pearl River County, Mississippi.
Lot 8 of Block “B” of the Stewart’s Subdivision, adjacent to the City of Picayune, Pearl River County, Mississippi, as shown of record in the Office of the Chancery Clerk of Pearl River County, Mississippi. I WILL CONVEY only such title as vested in me as Substituted Trustee. WITNESS MY SIGNATURE on this 10th day of January, 2023
