SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS on October 7, 2020, Mary E. Robinson, a single person, executed a Deed of Trust in favor of Hancock Whitney Bank, Beneficiary, and Joy Lambert Phillips, Trustee, which
Deed of Trust was recorded in the records of mortgages and deeds of trust in book number 2020 at page 9591 (instrument number 2020009591) in the office of the Chancery Clerk for Pearl River County, Mississippi, with respect to real property located in Pearl River County, Mississippi Commonly known as 2871 Burnt Bridge Road, Picayune, MS 39466 and more particularly
described herein below, and ;
WHEREAS, Hancock Whitney Bank, the present owner and holder of the above-escribed Deed of Trust, has heretofore substituted William P. Wessler as Trustee by instrument dated May 2, 2023 and recorded in the aforesaid Chancery Clerk’s Office on May 8, 2023 in Book 2023 at page 4114 and;
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared due and payable in accordance with the terms of said Deed of Trust, Hancock Whitney Bank f/k/a Hancock Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, Trustee’s fees and expenses of sale;
NOW, THEREFORE, I, William P. Wessler, Substituted Trustee in said Deed of Trust will on Wednesday, June 14, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the main front door of the County Courthouse of Pearl River County, at Poplarville, Mississippi, to the highest and best bidder for cash the real property being situated in the Pearl River County, Mississippi, and being more particularly described as follows, to-wit:
Commencing at the Southeast corner of Jacob Lott Claim No. 31, Township 5 South, Range 18 West, Pearl River County, Mississippi, thence West 1243.45
feet to the west margin of Burnt Bridge Road; thence leaving said margin North 89 degrees 38 minutes 14 seconds West 77.22
feet; thence North 12 degrees 22 minutes 00 seconds East 7.67
feet to a ½” rebar on the north margin of Charlie Keller Road; thence leaving said margin along a fence North 00 degrees 19 minutes 19 seconds West 283.14
feet for the point of beginning; thence continuing along said fence North 00 degrees 19 minutes 19 seconds West 447.00
feet; thence leaving said fence East 396.76
feet to the West margin of Burnt
Bridge Road; thence along said margin South 21 degrees 31 minutes 00 seconds West 480.47
feet; thence leaving said margin West 218.02
feet to the point of beginning. This parcel containing 3.15
acre and being a part of Jacob Claim No. 31, Township 5 South, Range 18 West, Pearl River County, Mississippi.
Being the same property designated as Parcel “B” on the survey prepared for Mary Robinson by Hattaway Engineering, Inc. Dated October 19, 2020.
I will convey only such title as is vested in me as Substituted Trustee.
