NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated November 12, 2004, executed by MARGAUX LYNN MITCHELL and DAVID G. MITCHELL conveying certain real property therein described to BYRON J. STOCKSTILL, as Trustee, for FIRST NATIONAL BANK OF PICAYUNE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Pearl River County, Mississippi filed and recorded November 19, 2004, in Deed Book 1185, Page 526; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWALT, INC., ALTERNATIVE LOAN TRUST 2004-30CB, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2004-30CB; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on March 20, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the East Door of the Pearl River County Courthouse, 200 South Main Street, Poplarville, MS 39470 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Pearl River County, Mississippi, to wit:

INDEX: LOT 3, SECTION 25, TOWNSHIP 5 SOUTH, RANGE 18 WEST, PEARL RIVER COUNTY, MISSISSIPPI.COMMENCING AT THE NORTHEAST CORNER OF LOT 3, SECTION 25, TOWNSHIP 5 SOUTH, RANGE 18 WEST, PEARL RIVER COUNTY, MISSISSIPPI; THENCE SOUTH 730.0 FEET FOR THE POINT OF BEGINNING; THENCE SOUTH 444.0 FEET; THENCE WEST 600.0 FEET; THENCE NORTH 210.87 FEET TO A POINT ON THE SOUTH MARGIN OF HARVEY BURKS ROAD; THENCE ALONG SAID MARGIN AS FOLLOWS: NORTH 49 DEGREES 54 MINUTES EAST 206.45 FEET; NORTH 62 DEGREES 38 MINUTES EAST 111.31 FEET; NORTH 71 DEGREES 37 MINUTES EAST 76.29 FEET; NORTH 70 DEGREES 32 MINUTES EAST 74.78 FEET; THENCE LEAVING ROAD EAST 200.32 FEET TO THE POINT OF BEGINNING, THIS PARCEL CONTAINING 5.26 ACRES, MORE OR LESS, AND BEING A PART OF LOT 3, SECTION 25, TOWNSHIP 5 SOUTH, RANGE 18 WEST, PEARL RIVER COUNTY, MISSISSIPPI.

PROPERTY ADDRESS: The street address of the property is believed to be 26 HARVEY BURKES ROAD, PICAYUNE, MS 39466. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.

Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
