STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER
TRUSTEE’S NOTICE OF SALE

WHEREAS, on the 30th day of December, 2021, Mike’s Dependable Automotive Limited Liability Company, a Mississippi Limited Liability Company, executed a certain Land Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of Howard R. Cox, which Land Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Book 2021 at Page 14317, and
WHEREAS, default having been made in the terms and conditions of said Land Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Land Deed of Trust, and the legal holder of said indebtedness, Howard R. Cox, having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Land Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees and expense of sale.
NOW THEREFORE, I, Byron J. Stockstill, Trustee in the said Land Deed of Trust, will on the 26th day of February, 2026, offer for sale at public outcry and sell within legal hours, being between the hours of 11:00 a.m., and 4:00 p.m., at the East Front Door of the County Courthouse in the City of Poplarville, Pearl River County, Mississippi, to the highest and best bidder for cash, the following described property lying and being situate in Pearl River County, Mississippi, to-wit:
Begin at the SE corner of Section 15, Township 6 South, Range 17 West; thence run West 369.1 feet to a point on the West edge of U. S. Highway 11; thence North 12 degrees East along said Highway 536.7 feet; thence continue North 12 degrees East along said highway 110 feet to the place of beginning of the land described herein; thence North 12 degrees East along said Highway 120 feet; thence West 100 feet to the point in the railroad right of way; thence South 12 degrees West along said Railroad right of way 120 feet; thence East 100 feet to the place of beginning, and being a part of the SE ¼ of SE ¼ of Section 15, Township 6 South, Range 17 West, Pearl River County, Mississippi, said land being bounded on the West by the New Orleans and Northeastern Railway, and on the East by U. S. Highway No. 11.
LESS AND EXCEPT: Commencing at the Southeast corner of Section 15, Township 6 South, Range 17 West, Pearl River County, Mississippi; thence West 369.1 feet to a point on the West edge of U. S. Highway 11; thence North 12 degrees East along said Highway 11 for 763.2 feet for a point of beginning; thence North 12 degrees East 8.8 feet; thence West for 42.1 feet; thence South 78 degrees East for 41.2 feet to the place of beginning; being part of the Southeast Quarter of Southeast Quarter of Section 15, Township 6 South, Range 17 West, Pearl River County, Mississippi.
ALSO CONVEYING: Commencing at the Southeast corner of Section 15, Township 6 South, Range 17 West, Pearl River County, Mississippi; thence West 369.1 feet to a point on the West edge of U. S. Highway 11; thence North 12 degrees East along said Highway 11 for 766.7 feet; thence West for 97.4 feet to the point of beginning; thence North 12 degrees East 17 feet; thence South 78 degrees East 81 feet; thence West for 83.2 feet to the point of beginning; being part of the Southeast Quarter of Southeast Quarter of Section 15, Township 6 South, Range 17 West, Pearl River County, Mississippi.
ALSO: A non-exclusive, perpetual right-of-way or easement for access purposes approximately 20 feet in width on, over and across that portion of the above described property being conveyed lying South of the South edge of the building located thereon and across that portion of Grantor’s property where the Car Wash is located that lies North of the North edge of the car wash building, conveyed and reserved in Warranty Deed dated July 2, 1993, and recorded in Land Deed Book 590, Pages 469-470.
I will convey only such title as is vested in me as Trustee.
