PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on June 27, 2016, Jeremy T. Stockstill, an unmarried man executed a certain deed of trust to Bayou Title, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for GMFS, LLC, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Pearl River County, State of Mississippi in Book 2016 at Page 5127 Instrument No. 2016005127; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated October 28, 2025 and recorded in the aforesaid Chancery Clerk’s Office in Book 2026 Page 802; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, MidFirst Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on March 20, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Pearl River County, located at 200 South Main Street, Poplarville, MS 39470, to the highest and best bidder for cash or certified funds the following described property situated in Pearl River County, State of Mississippi, to-wit:
Lot One Hundred Sixty-Seven (167), Unit Three (3) HIDE-A-WAY LAKE SUBDIVISION, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk for Pearl River County, Mississippi, in Plat Book 1 at Page 14 of Plat Cabinet A at slide 108 thereof reference to which is hereby made in aid of and as a part of this legal description.
Subject to those certain restrictive covenants as recorded in the Office of the Chancery Clerk aforesaid in Deed Book 201 at Page 455 and amended in Deed Book 603 at Page 410 and Deed Book 734 at page 491, thereof.
Subject to those certain easements as recorded in the Office of the Chancery Clerk aforesaid in Plat Cabinet A at Slide 108 thereof.
The improvements thereon bear the Municipal No. 107 Edgewood Drive, Carriere, Ms., 39426.
Being the same property acquired by Scott Shalders from Suzanne Nobles, in a Warranty Deed, dated April 7, 2009, recorded in Pearl River County, in Book 0990, page 625 and 626.
THIS ACT IS FURTHER MADE, EXECUTED AND ACCEPTED SUBJECT TO THE FOLLOWING:
1. Building restrictions an Protective Covenants dated and filed March 14, 1969, in Deed Book 201 at page 455.
2. Amended Building Restrictions and Protective Covenants dated February 2, 1994 and filed February 11, 1994, in Deed Book 603, at page 410.
3. Amended Building Restrictions and Protective Covenants dated May 19, 2000 and filed May 24, 2000 in Deed Book 734, at page 491.
4. Utility Easement in favor of Pearl River County Utility Authority as filed August 11, 2010, in Book 1020, at page 62.
5. Ten Foot Utility Easement and a Twenty Five Foot Building Setback Line as shown on Official Plat.
6. Private Streets and Roads as stated on Official Plat.
7. Subject to a Covenant running with the land regulating the installation for the disposal of Sanitary Sewage found in Warranty Deed filed June 10, 1974, in Deed Book 244 at page 717.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
