Substituted Trustee’s Notice Of Sale

Whereas, on 9/17/2021, Kristofer R. Stewart, who acquired title as Kristopher R. Stewart, executed a certain deed of trust to Westcor Land Title Insurance, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Freedom Mortgage Corporation, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, State of Mississippi as Instrument No 20210010753, Book 2021, Page 10753; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 9/18/2023 as Instrument No. 2023008515, Book 2023, Page 8515; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 2/20/2025 in the aforesaid Chancery Clerk’s Office as Instrument No. 2025001474, Book 2025, Page 1474 and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 3/6/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Pearl River County, Mississippi, located at East Door of the Pearl River County Courthouse, 200 South Main Street, Poplarville, MS 39470, to the highest and best bidder for cash the following described property situated in Pearl River County, State of Mississippi, to-wit: The Land referred to herein below is situated in the County of Pearl River, State of MS, and is described as follows: Lot 41, Round Rock Subdivision, Phase 4, as per map or plat thereof on file and of record in the Office of the Chancery Clerk of Pearl River County, Mississippi in Plat Slides B-50 and B-51. We Will Convey only such title as vested in us as Substituted Trustee.
