PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on December 29, 2022, Detrich A. Spikes, a single man executed a certain Deed of Trust to Cruse Law Firm, PLLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Draper and Kramer Mortgage Corp., it successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, on December 29, 2022, in Book 2022, Page 13126, as Document Number 20220013126.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on February 26, 2026 in Book 2026, in Page 1866, as Document Number 2026001866; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 17, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Pearl River County in Poplarville, Mississippi, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:
Begin at the Northwest corner of the Southwest Quarter of the Southwest Quarter, Section 14, Township 6 South, Range 17 West, and from thence run East 720 feet, thence run South 120 feet for a place of beginning; thence run West 145 feet, thence run East 145 feet, thence run South 150 feet; thence run West 145 feet, thence run North 150 feet to the place of beginning, and being part of the Southwest Quarter of Southwest Quarter of Section 14, Township 6 South, Range 17 West, Pearl River County, Mississippi
More commonly known as: 517 S Haugh Ave, Picayune, MS 39466
