PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER
WHEREAS, on April 11, 2023, Colby Milton Alsobrooks, unmarried man executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Union Home Mortgage Corp., its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated April 11, 2023, executed by Colby Milton Alsobrooks, unmarried man and recorded in Book 2023, at Page 3575 - and as Instrument No 2023003575 - of the records of the Chancery Clerk of Pearl River County, Mississippi; and which aforesaid Instrument conveys to Pilger Title Co., Trustee and to Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Union Home Mortgage Corp., its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Union Home Mortgage Corp., its successors and assigns assigned said Deed of Trust to Union Home Mortgage Corporation via an instrument dated March 5, 2026 and recorded in Book 2026, Page 2156 - and as Instrument No. 2026002156 - in the office of the Chancery Clerk of Pearl River County, Mississippi; and
WHEREAS, Colby Milton Alsobrooks, unmarried man appointed Marinosci Law Group PC as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated March 12, 2026 and recorded in Book 2026, Page 2390 – and as Instrument No. 2026002390 - of the records of the Chancery Clerk of Pearl River County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on April 27, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East Door off the Pearl River County Courthouse, 200 South Main Street, Poplarville, MS 39470, the following described property located and situated in Pearl River County, Mississippi, to wit:
Lot 229, Hide-A-Way Lake Subdivision, Unit 4, a subdivision according to the map or plat thereof on file and of record in the office of the Chancery Clerk in Pearl River County, Mississippi, in Plat Book 1, at Page 15, Plat Slide A-109.
Indexing Instructions: Lot 229, Hide-A-Way Lake s/D, Unit 4, Pearl River County, MS More commonly known as: 217 HIDE A WAY LN, CARRIERE, MS 39426
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
