PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on March 15, 2022, Brad Earl Kosderka and Tabitha Marie Kosderka, Husband and Wife executed a certain deed of trust to Eustis Mortgage Corp., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Eustis Mortgage Corp., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Pearl River County, State of Mississippi in Book 2022 at Page 3012 Instrument No. 2022003012; and

WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated November 14, 2025 and recorded in the aforesaid Chancery Clerk’s Office in Book 2025 Page 11285; and

WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Lakeview Loan Servicing, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.

NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on May 15, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Pearl River County, located at 200 South Main Street, Poplarville, MS 39470, to the highest and best bidder for cash or certified funds the following described property situated in Pearl River County, State of Mississippi, to-wit:

A parcel of land being a part of the Dougal McCall Claim 33, Township 6 South, Range 17 West, Pearl River County, Mississippi, and being more particularly described as follows: Commencing at the Northwest corner of the Dougal McCall Claim No. 33, Township 6 South, Range 17 West, Pearl River County, Mississippi; and run South 1848 feet; thence East 440 feet; thence South 407 feet; thence run South 80 degrees West 249.7 feet to the West margin of a graveled street; thence run South 00 degrees 36 minutes East along the West margin of said street 154.1 feet to the Point of Beginning; thence run South 89 degrees 09 minutes West 182 feet; thence run South 00 degrees 11 minutes West 209.6 feet; thence run North 83 degrees 08 minutes East 186 feet to the West margin of said graveled street; thence run North 00 degrees 36 minutes West along the McCall margin of said street 190 feet to the Point of Beginning, being part of the Dougal McCall Claim 33, Township 6 South, Range 17 West, and containing .89 acres, more or less, Pearl River County, Mississippi.

ALSO CONVEYING: An undivided interest in and to the artesian well situated on the lands described in Water Rights dated October 22, 1979 and recorded in Land Deed Book 312, at Page 369.

I WILL CONVEY only such title as vested in me as Substituted Trustee.
