SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on August 20, 2008, Marvin Emmett Meitzler Jr, a married man and Loraine B Meitzler AKA Lorraine Meitzler, a married woman executed a certain Deed of Trust to Nathan Russell, Trustee for the use and benefit of Capital One, National Association which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, on August 26, 2008, in Book 1452, Page 85, as Document Number 200811397.
WHEREAS, Bravo Residential Funding Trust 2019-2, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on April 10, 2026 in Book 2026, in Page 3282, as Document Number 2026003282; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Bravo Residential Funding Trust 2019-2, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on May 26, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Pearl River County in Poplarville, Mississippi, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:
Three (3) parcels of land located on the South One Half (S1/2) of Lot 4, Section 34, Township 6 South, Range 17 West, Pearl River County, Mississippi, and being more particularly described as follows to-wit
PARCEL I
Commencing at the Southwest corner of the North One Half of the South One Half (N1/2 of the S1/2) of Lot 4, Section 34, Township 6 South. Range 17 West, Pearl River County, Mississippi, said point being a railroad spike, thence run North 89 degrees 50 minutes 33 seconds East a distance of
250.13 feet to a two (2) inch iron pipe to the point of beginning, thence run North 17 degrees 03 minutes 03 seconds East a distance of
272.81 feet to a point in the centerline of a thirty (30) foot easement, thence run East along said centerline a distance of
167.15 feet, thence leaving said centerline South 17 degrees 03 minutes 03 seconds West a distance of
272.38 feet, thence run South 89 degrees 51 minutes 35 seconds West a distance of
167.27 feet to the point of beginning. Said parcel containing
1.00 acres more or less and described as Parcel E as per survey by Frank Dunaway dated December 20, 1993, and attached hereto and incorporated herein as Exhibit “A”

Commencing at the Southwest corner of the North One Half of the South One Half (N1/2 of the S1/2) of Lot 4, Section 34, Township 6 South, Range 17 West, Pearl River County, Mississippi, said point being a railroad spike, thence run North 89 degrees 50 minutes 33 seconds East a distance of
250.13 feet to a two (2) inch iron pipe, thence run North 89 degrees 51 minutes 35 seconds East a distance of
167.27 feet to the point of beginning, thence run North 17 degrees 03 minutes 03 seconds East a distance of
272.38 feet to the centerline of a thirty (30) foot easement, thence run East along said centerline a distance of
167.41 feet, thence leaving said centerline South 17 degrees 03 minutes 03 seconds West a distance of
271.95 feet, thence run South 89 degrees 51 minutes 35 seconds West a distance of
