TRUSTEE’S NOTICE OF SALE

WHEREAS, Artie T. Fletcher and Lisa Walker Fletcher executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, dated August 27, 2015, and recorded in Book 2015 at Page 52541; and this Deed of Trust was modified by Modification of Deed of Trust to FNB Picayune Bank dated June 4, 2021, and recorded in Book 2021 at Page 6088; and

WHEREAS, Artie T. Fletcher and Lisa Walker Fletcher executed a certain renewal and extension Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of FNB Picayune Bank, dated June 4, 2021, and recorded in Book 2021 at Page 6089; and

WHEREAS, default having been made in the terms and conditions of said Deeds of Trust and Modification of Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deeds of Trust and Modification of Deed of Trust, and the legal holder of said indebtedness, FNB Picayune Bank, formerly First National Bank of Picayune, having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Deeds of Trust and Modification of Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees and expense of sale.

NOW THEREFORE, I, Byron J. Stockstill, Trustee in the said Deeds of Trust and Modification of Deed of Trust, will on the 21st day of May, 2026, offer for sale at public outcry and sell within legal hours, being between the hours of 11:00 a.m., and 4:00 p.m., at the East Front Door of the County Courthouse in the City of Poplarville, Pearl River County, Mississippi, to the highest and best bidder for cash, the following described property lying and being situate in Pearl River County, Mississippi, to-wit:

All that part of the Northeast Quarter of Southeast Quarter of Section 21, Township 6 South, Range 16 West, Pearl River County, Mississippi, lying West of the hard surface road; and also

All that part of the North Half of the Northeast Quarter of Southeast Quarter of Section 21, Township 6 South, Range 16 West, Pearl River County, Mississippi, lying East of the hard surface road; and also

All that part of the South Half of the Northeast Quarter of Southeast Quarter of Section 21, Township 6 South, Range 16 West, Pearl River County, Mississippi, lying East of the hard surface road.

The above legal description is also known as: The Northeast Quarter of the Southeast Quarter of Section 21, Township 6 South, Range 16 West, Pearl River County, Mississippi, containing 39.81 acres, more or less, LESS AND EXCEPT any right-of-ways, public or private, that may exist, all as per survey by Gary A. Burt & Associates, Inc.

The property is located in Pearl River County at 78 Salem Road, Picayune, Mississippi 39466.

I will convey only such title as is vested in me as Trustee.
