PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

WHEREAS, on September 15, 2006, Lee McWilliams aka Lee McWilliams, Sr. and Vera L. McWilliams executed a certain Deed of Trust to Troy A. Romero, Trustee for the use and benefit of American General Financial Services, Inc. which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, on September 19, 2006, in Book 1312, Page 384 and modified pursuant to the Modification recorded on October 1, 2013, in Book 1632, at Page 366.
WHEREAS, Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as owner trustee for CIM Trust 2025-NR1, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on May 29, 2026 in Book 2026, in Page 4809, as Document Number 2026004809; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as owner trustee for CIM Trust 2025-NR1, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on July 15, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the east front door of Pearl River County Courthouse, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:
Commencing at Northwest Corner of Block 12 in J.W. Simmons’ 2nd Addition to the town, now City, of Picayune, Pearl River County, Mississippi, thence run South 12 degrees 30 minutes West along West line of said Block 50 feet to a Place of Beginning, thence run South 77 degrees 30 minutes East 145 feet, thence run South 12 degrees 30 minutes West 50 feet, thence run North 77 degrees 30 minutes West 145 feet, thence run North 12 degrees 30 minutes East 50 feet along the West line of said Block to the Place of Beginning, and being part of Block 12 in J.W. Simmons’ 2nd Addition to the City of Picayune, Pearl River County, Mississippi. This property is also known as:
Lot 2, Block 12, J.W. Simmons, 2nd Addition to the town, now City, of Picayune, Pearl River Couty, Mississippi.
More commonly known as: 716 North Cypress Lane, Picayune, MS 39466
I will convey only such title as vested in me as Substituted Trustee.
