TRUSTEE’S NOTICE OF SALE

WHEREAS, on the 16th day of October 2006, Rodney G. Roche and Samantha J. Roche executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Land Trust Deed Book 1320 at page 446, and

WHEREAS on the 23rd day of March 2012, Rodney G. Roche and Samantha Roche executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Land Trust Deed Book 1585 at page 157, and

WHEREAS on the 3rd day of February 2015, Rodney G. Roche and Samantha Roche executed a certain Modification of Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, which Modification of Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Land Trust Deed Book 1666 at page 1939, and

WHEREAS on the 1st day of April 2022, Rodney G. Roche executed a certain Modification of Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of FNB Picayune Bank, which Modification of Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Book 2022 at page 3510, and

WHEREAS on the 1st day of April 2022, Rodney G. Roche executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of FNB Picayune Bank, which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, in Book 2022 at page 3511, and

WHEREAS, default having been made in the terms and conditions of said Deeds of Trust and Modifications of Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deeds of Trust and Modifications of Deed of Trust, and the legal holder of said indebtedness, FNB Picayune Bank, formerly First National Bank of Picayune, having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Deeds of Trust and Modifications of Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees and expense of sale.

NOW THEREFORE, I, Byron J. Stockstill, Trustee in the said Deeds of Trust and Modifications of Deed of Trust, will on the 16th day of July, 2026, offer for sale at public outcry and sell within legal hours, being between the hours of 11:00 a.m., and 4:00 p.m., at the East Front Door of the County Courthouse in the City of Poplarville, Pearl River County, Mississippi, to the highest and best bidder for cash, the following described property lying and being situate in Pearl River County, Mississippi, to-wit:

ALSO: A permanent non-exclusive easement or right of way on, over and across the driveway or roadway as not laid out and maintained, which serves as access to the above described property, said right of way or easement having been conveyed and described in that certain deed from Arthur Miciello, Jr. and wife, Pamela Miciello to Carl E. Brouillette and wife, Florence I. Brouillette and recorded in Book 288 at page 235, Land Records of Pearl River County, Mississippi.
