SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on May 9, 2022, LACY BURK, executed a certain Deed of Trust to CATHLEEN BIRLI, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for FLAGSTAR BANK, FSB, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, on May 11, 2022, in Book 2022 Page 5019 as Instrument Number 2022005019; and
WHEREAS, ROCKET MORTGAGE, LLC, the current holder and/or assignee, substituted THE LAW OFFICES OF HERSCHEL C. ADCOCK, JR., LLC as Trustee by instrument recorded in the Chancery Clerk’s Office on March 11, 2026 in Book 2026 Page 2272, as Instrument Number 2026002272; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, ROCKET MORTGAGE, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on July 28, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Pearl River County in Poplarville, Mississippi, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:

360.83 feet to a found iron rod on the West margin of Beaverwood Road; thence run South 00 degrees 52 minutes 53 seconds West along said margin a distance of
267.16 feet to a found iron rod; thence run North 86 degrees 15 minutes 44 seconds West a distance of
361.30 feet to a found iron rod; thence run North 00 degrees 54 minutes 59 seconds East a distance of
127.61 feet to the POINT OF BEGINNING. Said parcel is located in the NE 1/4 of Section 11, Township 6 South, Range 16 West, Pearl River County, Mississippi, and contains
2.12 acres, more or less.
