TRUSTEE`S NOTICE OF SALE
WHEREAS, on the 1st day of May, 2024, FABIOLA LIZETH JIMENEZ GUERRERO, executed a Land Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-CARRIERE, LLC, a Mississippi limited liability company, which said Land Deed of Trust was recorded on the 25th day of October, 2024, in Deed Trust Book 2024, Page 9602, 4 pages recorded in the office of the Chancery Clerk of Pearl River County, State of Mississippi.
WHEREAS, default having been made in the payment of the indebtedness secured by said Land Deed of Trust and HL&C-CARRIERE, LLC, the holder of the Note and Land Deed of Trust, having requested the undersigned Trustee so to do, I will on the 29th day of July, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 a.m. o’clock and 4:00 p.m. o’clock, at the East front door of the Pearl River County Chancery Court at 100 South Main St., in Poplarville, Mississippi 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:
Commencing at the Southeast corner of Section 31, Township 5 South, Range 16 West, Pearl River County, Mississippi; thence North 00 degrees 16 minutes 14 seconds East
849.29 feet; thence West
112.85 feet to the Place of Beginning; thence South 89 degrees 54 minutes 58 seconds West

184.96 feet to the Place of Beginning, containing
1.070 acres, more or less, and being a part of the Southeast Quarter of the Southeast Quarter of Section 31, Township 5 South, Range 16 West, Pearl River County, Mississippi. Also known as Lot 21 of the unrecorded plat of Sycamore Pines Development.
ALSO: One (1) 1992 Redman Mobile Home 14 X 60, Serial No. 14711907.
