PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

WHEREAS, on May 12, 2017, James H. Stockstill, Jr. and Lisa Ann Stockstill, husband and wife executed a certain Deed of Trust to Old Republic National Title Insurance Company, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Pearl River County, Mississippi, on May 18, 2017, in Book 2017, Page 4106, as Document Number 2017004106,and modified pursuant to the Modification recorded on December 17, 2018 in Book 2018, Page 11400, as Document Number 2018011400, and modified pursuant to the Modification recorded on February 28, 2022 in Book 2022, Page 2192, as Document Number 2022002192, and modified pursuant to the Modification recorded on November 30, 2022, in Book 2022, at Page 12095, as Document Number 20220012095.
WHEREAS, The Secretary of Veterans Affairs, an Officer of the United States, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on January 28, 2026 in Book 2026, in Page 820, as Document Number 2026000820; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, The Secretary of Veterans Affairs, an Officer of the United States, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 11, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the east front door of Pearl River County Courthouse, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:
A parcel of land located in the Southwest Quarter of the Northeast Quarter, Section 11, Township 6 South, Range 16 West, Pearl River County, Mississippi, and being more particularly described as follows, to-wit:
Commence at an iron rod marking the Southwest corner of the Southwest Quarter of the Northeast Quarter, Section 11, Township 6 South, Range 16 West, Pearl River County, Mississippi; thence run North 00 degrees 23 minutes 36 seconds East a distance of 1345.94 feet; thence run East a distance of 513.57 feet; thence run South 89 degrees 52 minutes 18 seconds East a distance of 450.05 feet; thence run South 00 degrees 54 minutes 02 seconds West a distance of 255.95 feet to an iron rod, the Point of Beginning; thence run South 00 degrees 54 minutes 02 seconds West a distance of 127.98 feet to an iron rod; thence run South 86 degrees 15 minutes 44 seconds East a distance of 361.24 feet to an iron rod on the West margin of Beaverwood Road; thence along said road North 00 degrees 54 minutes 02 seconds East a distance of 127.98 feet to an iron rod; thence run North 86 degrees 15 minutes 44 seconds West a distance of 361.24 feet to the Point of Beginning. Said parcel of land contains 1.06 acres, more or less.

I will convey only such title as vested in me as Substituted Trustee.
