SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on November 4, 2010, Angeleca L. Jarvis (a/k/a Angelica L. Jarvis) executed a Deed of Trust to T. Harris Collier, III, as Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Trustmark National Bank, its successors and assigns, which is recorded in Book 1548 at Page 906 as Instrument No. 201011338 as modified by instrument recorded in Book 2016 at Page 7738 as Instrument No. 2016007738 in the office of the Chancery Clerk of Pearl River County, Mississippi; and
WHEREAS, the Deed of Trust was assigned to JPMorgan Chase Bank, National Association by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1611 at Page 870 as Instrument No. 201302454; and
WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded in Book 2024 at Page 3830 as Instrument No. 2024003830 in the office of the Chancery Clerk of Pearl River County, Mississippi; and
WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and JPMorgan Chase Bank, National Association, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.
NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on August 26, 2026, within legal hours (between 11:00 a.m. and 4:00 p.m.), at the east door of the Pearl River County Courthouse in Poplarville, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in Pearl River County, Mississippi, being the same property described in the Deed of Trust:
A part of the SW 1/4 of the NE 1/4 of Section 26, Township 3 South, Range 16 West, Pearl River County, Mississippi, and being more particularly described as follows: Commence at the SW Corner of the SW 1/4 of the NE 1/4 of said Section 26, thence NORTH 257.92 feet, thence EAST 343.54 feet to an iron pipe, the Point of Beginning, thence South 89 degrees, 43 minutes, 33 seconds East 309.15 feet to an iron pipe, thence SOUTH 222.57 feet to an iron pipe, on the NORTH margin of a 60’ wide right-of-way, thence with said margin the following courses: North 89 degrees, 43 minutes, 33 seconds West 113.80 feet to an iron pipe, thence along a curve to the RIGHT, having a radius of 30.00 feet, an arc length of 29.32 feet, and a chord bearing North 61 degrees, 43 minutes, 16 seconds West 28.17 feet to an iron pipe, thence with a curve to the LEFT, having a radius of 50.00 feet, an arc length of 59.52 feet, and a chord bearing South 86 degrees, 19 minutes, 56 seconds West 56.08 feet to an iron pipe, thence leaving said road, North 28 degrees, 11 minutes, 35 seconds West 242.52 feet to the Point of Beginning, containing 1.25 acres more or less.

Poole (public) Road the Point of Beginning, thence with said road South 35 degrees, 01 minutes, 36 seconds East 60.00 feet to an iron pipe, thence leaving said road along a curve to the RIGHT having a radius of 106.77 feet, an arc length of 123.27 feet, and a chord bearing South 88 degrees, 02 minutes, 40 seconds West 116.64 feet to an iron pipe, thence North 58 degrees, 52 minutes, 47 seconds West 20.94 feet to an iron pipe, thence with a curve to the LEFT, having a radius of 151.24 feet, an arc length of 81.42 feet and a chord bearing North 74 degrees, 18 minutes, 10 seconds West 80.44 feet to an iron pipe, thence North 89 degrees, 43 minutes, 33 seconds West 726.27 feet to an iron pipe, thence with a curve to the LEFT, having a radius of 30.00 feet, an arc length of 31.41 feet and a chord bearing South 62 degrees, 12 minutes, 08 seconds West 30.00 feet to an iron pipe, thence along the exterior of a cul-de-sac curving to the RIGHT, having a radius of 50.00 feet, an arc length of 207.89 feet to an iron pipe, thence with a curve to the LEFT, having a radius of 30.00 feet an arc length of 29.33 feet, and a chord bearing South 61 degrees, 43 minutes, 16 seconds East 28.17 feet to an iron pipe, thence South 89 degrees, 43 minutes, 33 seconds East 726.27 feet to an iron pipe, thence with a curve to the RIGHT, having a radius of 211.21 feet, an arc length of 113.72 feet, and a chord bearing South 74 degrees, 18 minutes, 10 seconds East 112.36 feet to an iron pipe, thence South 58 degrees, 52 minutes, 47 seconds East 20.94 feet to an iron pipe, thence South with a curve to the LEFT, having a radius of 46.77 feet, an arc length of 54.00 feet, and a chord bearing North 88 degrees, 02 minutes, 30 seconds East 51.05 feet to the Point of Beginning, containing 1.50 acres more or less.
Being all the property obtained by Angelica L. Jarvis under Warranty Deed dated August 2, 2010, and filed for record on August 3, 2010, in the office of the Chancery Clerk of Pearl River County, Mississippi, in Book 1019 at Page 324 as Instrument No. 201007126, as more particularly described on the surveys dated May 21, 2010, by Gary A. Burt & Associates, Inc. attached to the Warranty Deed as Exhibit A and Exhibit B.
The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, and matters of record.
