SUBSTITUTE TRUSTEE’S NOTICE OF SALE

STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER
WHEREAS, on April 1, 2024, Dennis John Maltese and Theresa Lynn Maltese, husband and wife, executed a deed of trust to Tim Williams, Trustee for the benefit of 21st Mortgage Corporation, which deed of trust was recorded on April 8, 2024, in Book 2024, Page 3453 in the Office of the Chancery Clerk of Pearl River County, Mississippi; and
WHEREAS, 21st Mortgage Corporation, the holder of said deed of trust and the note secured thereby, substituted Jillian L. Guin White as Trustee therein, as authorized by the terms thereof, by instrument dated June 29, 2026, and recorded June 29, 2026 in the Office of the aforesaid Chancery Clerk in Book 2026 at Page 5604 as Instrument# 2026005604; and
WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, substitute trustee’s fees and expenses of sale;
NOW, THEREFORE, I, Jillian L. Guin White, Substitute Trustee in said deed of trust will, on the 19th day of August, 2026, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) on the east front door/porch of Courthouse at Poplarville, Pearl River County, Mississippi, the following described property situated in the County of Pearl River, State of Mississippi, to-wit:
Commence at the Northeast corner of the Northwest Quarter, Section 7, Township 5 South, Range 16 West, and run North 89 degrees, 15 minutes West 1788.6 feet; thence run South 01 degrees 30 minutes West 312 feet to the point of beginning; thence run South 01 degrees, 30 minutes, West 300.7 feet; thence run South 88 degrees 45 minutes East 217.3 feet; thence run North 01 degrees 30 minutes East 302.6 feet to the center of a road right-of-way; thence run North 89 degrees 15 minutes West along said center 217.3 feet to a point of beginning. The above property contains 1.5 acres more or less, and being apart of the Northwest Quarter of the Northwest Quarter of Section 7, Township 5 South, Range 16 West, Pearl River County, Mississippi.
ALSO: One (1) 2023 Cappaert manufactured home, VIN# CHVM36688AB.
Said property shall be sold as is, where is. I will convey only such title as is vested in me as Substitute Trustee. The full purchase price must be paid in cash or by certified funds at the time of sale.
