TRUSTEE`S NOTICE OF SALE

WHEREAS, on the 20th day of November, 2020, SHAWN SMITH and MELISSA SMITH, executed a Land Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-PICAYUNE, LLC, a Mississippi limited liability company, which said Land Deed of Trust was recorded on the 8th day of December, 2021, in Deed Trust Book 2021, Page 13468, 5 pages recorded in the office of the Chancery Clerk of Pearl River County, State of Mississippi.

WHEREAS, default having been made in the payment of the indebtedness secured by said Land Deed of Trust and HL&C-PICAYUNE, LLC, the holder of the Note and Land Deed of Trust, having requested the undersigned Trustee so to do, I will on the 9th day of September, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 a.m. o’clock and 4:00 p.m. o’clock, at the East front door of the Pearl River County Chancery Court at 100 South Main St., in Poplarville, Mississippi 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:

Commencing at the Northeast corner of the Northeast Quarter of the Southeast Quarter of Section 13, Township 6 South,, Range 17 West; thence run South 1020 feet; thence West 150 feet; thence North 217.5 feet; thence run East 150 feet; thence run South 217.5 feet to the place of beginning, and being a part of the Northeast Quarter of the Southeast Quarter of Section 13, Township 6 South,, Range 17 West; Pearl River County, Mississippi, together with all improvements thereon or thereunto belonging,

ALSO 1991 14 x 80 Redmon Brighton Mobile Home, Serial # 14711070

I will convey only such title as vested in me as Trustee.
