TRUSTEE`S NOTICE OF SALE

WHEREAS, on the 22nd day of April, 2025, BRIAN VARNEY II AND JERRIANNE VARNEY, executed a Land Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-PICAYUNE, LLC, a Mississippi limited liability company, which said Land Deed of Trust was recorded on the 8th day of December, 2025, in Deed Trust Book 2025, Page 11914, 4 pages recorded in the office of the Chancery Clerk of Pearl River County, State of Mississippi; and

WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust and HL&C-PICAYUNE, LLC, the holder of the Note and Deed of Trust, having requested Joshua W. Closson, the undersigned Trustee, so to do, I will on the 9th day of September, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 a.m. o’clock and 4:00 p.m. o’clock, at the East front door of the Pearl River County Chancery Court at 100 S Main Street, in Poplarville, Mississippi 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:

The South 40 feet of Lots 1 and 2, and the North 70 feet of Lots 11 and 12, all in Block 61, Williams Goodyear Addition to the City of Picayune, according to official plat thereof on file in the office of the Chancery Clerk of Pearl River County, in Poplarville, Mississippi. PPIN# 23227

I will convey only such title as vested in me as Trustee.
