COUNTY OF PEARL RIVER
SUBSTITUTED TRUSTEE`S NOTICE OF SALE
WHEREAS, on the 2nd day of December, 2022, LOVE & LOYALTY RECRUITMENT SOLUTIONS, LLC, a Mississippi limited liability company, executed a Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-GEORGETOWN COMMERCIAL, LLC, a Mississippi limited liability company, which said Deed of Trust is recorded in Land Deed Trust Book 2022 Page 12282, 7 pages recorded in the office of the Chancery Clerk of Pearl River County, Mississippi.
WHEREAS, HL&C-GEORGETOWN COMMERCIAL, LLC, a Mississippi limited liability company, substituted trustee by instrument dated May 6, 2025, and found of record in Book 2025, Page 4193, 3 pages recorded in the aforesaid office, therefore substituting Jeffrey L. Hall as Trustee, in place and stead of Joshua W. Closson, the original Trustee name in said Deed of Trust.
WHEREAS, default having been made in the failure to maintain required insurance on the property secured by said Deed of Trust and HL&C-GEORGETOWN COMMERCIAL, LLC, a Mississippi limited liability company, the holder of the Note and Deed of Trust, having requested the undersigned Substituted Trustee so to do, I will on the 16th day of September, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 A.M. o’clock and 4:00 P.M. o’clock, at the East front door steps of the Pearl River County Chancery Court located at 100 South Main Street in Poplarville, Mississippi 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:
DESCRIPTION FOR A 4.55 ACRE TRACT LYING NORTH OF DEER CREEK ROAD AND WEST OF RESORT DRIVE
Beginning at a found iron pipe marking the Northeast corner of Hillsdale Resort Unit 1 as file and recorded in the Office of the Chancery Clerk of Pearl River County, Mississippi; thence North 367.65 feet to a set iron pin located on the South boundary of Tract B of the Wolf River Ranch Golf Course; thence North 61 degrees 33 minutes 11 seconds West along said South boundary for a distance of 323.20 to a iron pin set on the West margin of Resort Drive, said point being on the arc of a curve to the left having a radius of 1441.49 feet and a central angle of 05 degrees 10 minutes 00 seconds, and a length of 129.99; chord of 129.94 feet; thence along the chord on a bearing of South 32 degrees 50 minutes 22 seconds West 129.94 feet to the P.T. of curve; thence continue along the said West margin of Resort Drive South 30 degrees 15 minutes 22 seconds West 175.00 feet to the P.C. of a curve to the left having a radius of 86.96 feet and a central angle of 30 degrees 00 minutes 00 seconds and a length of 45.52 feet and a chord of 45.01 feet thence along chord South 15 degrees 15 minutes 22 seconds West 45.01 feet to the P.T. of said curve; thence continue along said West margin South 00 degrees 15 minutes 22 seconds West for a distance of 150.00 feet; thence along said West margin South 44 degrees 44 minutes 38 seconds East 35.36 feet to a found re-bar set on the North margin of Deer Creek Road; thence South 89 degrees 44 minutes 38 seconds East 460.00 feet to the Point of Beginning, containing 4.55 acres, more or less, and being a part of the East 1/2 (half) of Section 36, Township 1 South, Range 15 West in Pearl River County, Mississippi.
I will convey only such title as vested in me as such Substituted Trustee.
