STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER
SUBSTITUTED TRUSTEE`S NOTICE OF SALE
WHEREAS, heretofore on the 12th day of October, 2012, TERESA L. BENNETT and BRENDI S. BENNETT executed a Land Deed of Trust unto Mark Gibson, Trustee for the benefit of Haybren Land & Cattle Company, LLC, a Mississippi limited liability company, which said Deed of Trust is recorded in the office of the Chancery Clerk of Pearl River County, Mississippi, in Land Deed Trust Book 1600, Page 219-223, 5 pages recorded. The said Deed of Trust was assigned & transferred unto HL&C-PICAYUNE, LLC, a Mississippi limited liability company, by Instrument #201304744, Book 1619, Page 52.
WHEREAS, HL&C–PICAYUNE, LLC, a Mississippi limited liability company, substituted trustee by Instrument Number 20240011182 dated December 23, 2024, and found of record in Book 2024, Page 11182, in the aforesaid office, therefore substituting JOSHUA W. CLOSSON as Trustee, in place and stead of MARK GIBSON, the original Trustee in said Deed of Trust; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust and HL&C–PICAYUNE, LLC, the holder of the Note and Deed of Trust, having requested the undersigned Substituted Trustee so to do, I will on the 14th day of October, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 a.m. o`clock and 4:00 p.m. o`clock, at the East front door of the Pearl River County Chancery Court at 100 S Main Street, in Poplarville, Mississippi 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:
1905 Johnny Kay Street , Picayune, MS 39466
Beginning at the Northwest corner of Northwest Quarter of Southeast Quarter of Section 13, Township 6 South, Range 17 West; thence run South 210 feet; thence run East 210 feet; thence run North 210 feet; thence run West 210 feet to the Place of Beginning, containing one acre, and being part of the Northwest Quarter of the Southeast Quarter of Section 13, Township 6 South, Range 17 West, together with all improvements thereon, situated in Pearl River County, Mississippi.
I will convey only such title as vested in me as such Substituted Trustee.
