SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on December 19, 2019, Michael W. Westmoreland, a married man executed a Deed of Trust to Pilger Title Co., Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Goldwater Bank, N.A., its successors and assigns, which Deed of Trust is on file and of record in the Office of the Chancery Clerk of Pearl River County, Mississippi, on December 26, 2019 in Book 2019, Page 12100, as Document Number 2019012100, and modified pursuant to Modification recorded July 25, 2024, in Book 2024, Page 6668, as Document Number 2024006668.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on September 17, 2026 in Book 2026, in Page 8730, as Document Number 2026008730; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on November 10, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the east front door of Pearl River County Courthouse, to the highest and best bidder for cash the following described property situated in Pearl River County, Mississippi, to wit:
Lot 225, Hide-A-Way Lake, Unit 4, a subdivision, according to a map or plat thereof which is on file of record in the office of the Chancery Clerk of Pearl River County, MS, in Plat Book 1 at Page 15 (Plat Slide A-109), reference to which is hereby made in aid of and as a part of this description.
More commonly known as: 105 Greenwood Dr, Carriere, MS 39426
I will convey only such title as vested in me as Substituted Trustee.
