STATE OF MISSISSIPPI
COUNTY OF PEARL RIVER
TRUSTEE`S NOTICE OF SALE
WHEREAS, on the 15th day of May, 2025, KIMBERLY A. BURROWS and DENNIS W. BURROWS, executed a Land Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-CARRIERE, LLC, a Mississippi limited liability company, which said Deed of Trust was recorded on the 8th day of December, 2025, in Trust Deed Book 2025, Page 11903, 4 pages recorded in the office of the Chancery Clerk of Pearl River County, State of Mississippi.
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust and HL&C-CARRIERE, LLC, the holder of the Note and Deed of Trust, having requested the undersigned Trustee so to do, I will on the 26th day of October, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 a.m. o’clock and 4:00 p.m. o’clock, at the East front door of the Pearl River County Courthouse located at 200 South Main St., in Poplarville, Mississippi, 39470, for cash to the highest bidder, the following described real property lying and being situated in Pearl River County, State of Mississippi, being more particularly described as follows, to-wit:
265 Oscar Smith Road, Carriere, MS, being more particularly described as:
Commence at the Northwest Corner of the South Half of the Southeast Quarter of the Northwest Quarter of Section 12, Township 4 South, Range 18 West, Pearl River County, Mississippi, and run East 143.98 feet; thence run South 108.13 feet to a found iron pipe at a fence corner and the Point of Beginning; thence run North 83 degrees 44 minutes 49 seconds East along a fence 151.23 feet to a found post; thence run South 06 degrees 10 minutes 35 seconds East along a fence 413.23 feet to a found iron pipe; thence run South 87 degrees 47 minutes 08 seconds West 79.46 feet to a found iron pipe; thence run North 11 degrees 22 minutes 21 seconds West along a fence 207.21 feet to a found fence post; thence run North 20 degrees 41 minutes 59 seconds West along a fence 207.82 feet to the Point of Beginning, said parcel is located in the Southeast Quarter of the Northwest Quarter of Section 12, Township 4 South, Range 18 West, Pearl River County, Mississippi, and contains 1.00 acres, more or less.
I will convey only such title as vested in me as Trustee.
