COUNTY OF PEARL RIVER
TRUSTEE’S NOTICE OF SALE
WHEREAS, Mary Beth Carver executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, dated September 30, 2015, and recorded in Book 2015 at Page 53420; and
WHEREAS, Mary Beth Carver executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of First National Bank of Picayune, dated August 20, 2018, and recorded in Book 2018 at Page 7056; modified by Modification of Deed of Trust dated April 29, 2022, and recorded in Book 2022 at Page 4499; and modified by Modification of Deed of Trust dated May 20, 2025, recorded in Book 2025 at Page 4730; and
WHEREAS, Mary Beth Carver aka Mary Beth Carver Matthews executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of FNB Picayune Bank, dated April 29, 2022, and recorded in Book 2022 at Page 4497; modified by Modification of Deed of Trust dated May 20, 2025, and recorded in Book 2025 at Page 4730; and which Deed of Trust renewed and extended Deed of Trust recorded in Book 2018 at Page 7056; and
WHEREAS, Mary Beth Carver aka Mary Beth Carver Matthews executed a certain Deed of Trust to Byron J. Stockstill, Trustee, for the benefit of FNB Picayune Bank, dated May 20, 2025, and recorded in Book 2025 at Page 4729; which Deed of Trust renewed and extended Deed of Trust recorded in Book 2018 at Page 7056; and Modification of Deed of Trust recorded in Book 2022 at Page 4499; and Deed of Trust recorded in Book 2022 at Page 4497; and
WHEREAS, default having been made in the terms and conditions of said Deeds of Trust and Modifications of Deeds of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deeds of Trust and Modifications of Deeds of Trust, and the legal holder of said indebtedness, FNB Picayune Bank, formerly First National Bank of Picayune, having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Deeds of Trust and Modifications of Deeds of Trust for the purpose of raising the sums due thereunder together with attorney’s fees and expense of sale.
NOW THEREFORE, I, Byron J. Stockstill, Trustee in the said Deeds of Trust and Modifications of Deeds of Trust, will on the 12th day of November, 2026, offer for sale at public outcry and sell within legal hours, being between the hours of 11:00 a.m., and 4:00 p.m., at the East Front Door of the County Courthouse in the City of Poplarville, Pearl River County, Mississippi, to the highest and best bidder for cash, the following described property lying and being situate in Pearl River County, Mississippi, to-wit:
Block D and the North Half of the East Half of Block C of Smith and Howard’s Addition to the Town of Poplarville, Mississippi, as per record thereof on file in the Office of the Chancery Clerk, Pearl River County, Mississippi, containing 0.87 acres, more or less.
The property is located in Pearl River County at 310 E. Smith Street, Poplarville, Mississippi 39470.
I will convey only such title as is vested in me as Trustee.
